How it works.

Double Closing
  • Step 1 - We review your request (typically within 30 minutes).

  • Are the A-B and B-C contracts both signed and executed by all parties?

  • Is your name the Buyer on the A-B contract and the Seller on the B-C contract?

  • Does the property address match?

  • Is there enough spread between the two contract prices to cover all fees and closing costs?

  • Are both contracts set to close on the same day?

  • Step 2 - You introduce us to your title company as the A-B funder.

  • We confirm the amount that needs to be funded.

  • We sign off on the final payoff (HUD) showing the safe return of our capital.

  • Step 3 - Final checks are completed and funds are sent

  • We verify that all documents are signed and disbursement is ready.

  • We confirm that all end buyer (B-C) funds have been received by the title company.

  • We immediately send the A-B funds to the title company.

Earnest Money Deposit (EMD)
  • Step 1 - We review your request (typically within 30 minutes).

  • Are all of the contracts signed and executed by both parties?

  • Is the EMD refundable? If yes, is the inspection period at least seven days in the future?

  • Step 2 - We send you contracts to be signed.

  • A mutual release agreement to be signed by the seller.

  • An EMD agreement confirming that we will fund your deal.

  • Step 3 - You connect us with your title company.

  • Your title company will need to agree to abide by our contracts and confirm no other issues will arise from having the EMD sent by a 3rd party.

Proof of Liquid Funds
  • This is very short-term funding used when sellers require proof that you have the capital needed to complete the purchase.

  • We temporarily fund a business bank account in your name to create a bank statement showing the deposited funds.

  • After a brief period, the funds are returned to us from your business bank account.

Seller Carry-Back ("stack method")
  • Step 1 - We review your request (typically within 30 minutes).

  • Has the seller clearly agreed to a seller carry-back structure?

  • Is the seller carry enough to cover closing costs and fees?

  • Step 2 - We send you our full setup guide for the transaction.

  • This includes VIP links for setting up your bank account and contracts to confirm our agreement for funding. These contracts also clarify our role to ensure transparency with your lenders.

  • Step 3 - We schedule your intake call.

  • A member of our team will review the details of your deal and confirm if we are able to help you complete the transaction.

  • We will also review if you qualify for our Stack Pro program, which allows you to bypass the up-front fee and handle all contracts and lending logistics on your own.

  • Step 4 - We set up your dashboard account

  • Once you are set up in our proprietary dashboard, you'll be able to easily communicate with our team on all steps required to successfully complete the transaction.

FAQ

What is a double closing?

A double closing is a real estate transaction where two back-to-back sales of the same property occur on the same day, involving three parties: the original seller (A), the wholesaler (B), and the end buyer (C).

To double close, the wholesaler typically uses transactional funding (our services) to close the first transaction (A-B).

  • First Transaction (A-B): The wholesaler purchases the property from the original seller.

  • Second Transaction (B-C): After the A-B sale is completed, the wholesaler immediately sells the property to the end buyer at a higher price.

What is a Seller Carry-Back ("stack method") deal?

A seller carry-back (also known as a "stack method") deal occurs when a buyer gets a DSCR loan to cover a portion of the purchase price and the seller agrees to finance the remaining down payment.

If your deal matches this structure and your lender approves, we will fund the down payment for the first transaction until it is replaced with the money the seller is willing to finance to you after the purchase.

How quickly can we fund deals?

We typically require 48 hours of notice to fund a deal, however we have funded in as quickly as five minutes (seriously). If you have a deal you would like us to fund, submit it as soon as possible so we can start the review process.

What happens if the deal does not close?
  • If an EMD deal does not close, the EMD is simply sent back to us. Your only cost would be the non-refundable, up front fee.

  • For double closing and stack method deals, there would be no charge since we don't fund until closing.
